Summary
Under the general direction of the Housing Services Program Manager, the Operations Supervisor is tasked with overseeing housing services within an assigned area on behalf of the CDSB in accordance with related legislation, CDSB policies and procedures, and CDSB Visions and Values.

Key Responsibilities of Position
- Provides operational advice and support developing and implementing a portfolio-wide maintenance/upgrade program and polices/ standards for CDSB assets and Non-Profit Housing Boards
- Supervise the staff of the department, interviewing and recommending hiring new employees, carrying out performance appraisals, directing the training and development of staff, initiating and/or carrying out disciplinary action as required
- Maintains standards of design and compliance with building, fire, life safety and other codes/legislation ensuring Housing Services attains, or exceeds, standards/obligations
- Implements and administers preventative maintenance systems, move-out/in renovation systems, portfolio risk management requirements, inventories, OH&S/WHMIS/WSIB programs and tenancy administration
- Administers and evaluates the Business Continuity Plan
- Supports and adheres to the operational tender process/tender awards/project management including inspections, payment and contract performance approval functions
- Conducts inspections of building systems/components including landscaping and develops both short and long-term maintenance services and maintains accurate portfolio records
- Makes routine and non-routine decisions related to day-to-day operations, building emergencies, operations situations and related policies/procedures referring unusual situations to the Program Manager
- Performs other tasks as assigned by management

Job Requirements
- Sound knowledge of property management, asset management and social housing administration
- Knowledge of residential construction, building design, trades, electrical, mechanical, boiler systems, elevators, life safety systems and plumbing design in a building maintenance environment
- Knowledge of Housing Polices/Procedures, Fire Codes, By-Laws, Tenant Protection Act, Construction Lien Act, Contract Documents, Occupational Health & Safety Regulations, Specifications, materials and methods, cost estimation, collective agreement, WHMIS, WSIB and generally accepted best practices for maintenance and renovations
- Knowledge of MS Office (Word, Excel and PowerPoint), Outlook and the internet
Education & Experience
- Post-secondary diploma (i.e. Building Maintenance, Construction Engineering Technician, Building Management) and a minimum of five years related management experience or equivalent combination of education and experience
- Sound knowledge of property management, asset management and social housing administration
